A first-time developer and end user: build three dwellings on one corner block, sell two, live in one — with a clear path through council, not a fight.

803m² on a Broadbeach Waters corner. The acceptable outcome for corner sites is one dwelling per 400m² — but a Broadbeach precedent supported one per 250m², and analysis by Elevate Development Solutions showed the surrounding corners couldn't be developed at all. The density belonged here.

the design response

Three residences composed as one sculpted coastal home, lodged as a minor change to an earlier two-dwelling approval. Each keeps its own entry, outdoor room and outlook; the street keeps a single landmark.
